Mortgages for real life, not just the high-street box‑tick

Buying, moving or remortgaging, including situations that need explaining properly: self-employed or mixed income, a gifted deposit, something on your credit file, or borrowing later in life. Tell us your situation and a person will look at it with you.

Everything on this website is general information, not advice and not a personal recommendation.

How it works

Three steps, no obligation

  1. Tell us your situation

A few lines on what you are trying to do and anything you think might complicate it. No documents needed at this stage.

  2. We look at what lenders might consider

We read what you sent and come back to you to talk it through, in plain English.

  3. Speak to a regulated adviser if you want to

A conversation with a regulated adviser is a separate step if you want one. Any recommendation comes from that adviser, not from this website.

Questions

Straight answers before you start

What kind of mortgages can you help with?

Buying a home, moving, remortgaging, raising capital, buy-to-let, and situations that need more explanation than a standard application, such as self-employed or mixed income, a gifted deposit, credit problems or borrowing later in life. Tell us your situation and we will come back to you. This website gives general information, not advice.

How much can I borrow?

It depends on the lender and on you. Many lenders start from a multiple of income, often around four to four and a half times, then check affordability against your outgoings, credit commitments and dependants. Some go higher for certain incomes or professions; others go lower. The mortgage calculator gives illustrative figures only, not a lending decision.

Can I get a mortgage if I am self-employed?

Usually, yes. Many lenders ask for two years of accounts or tax calculations, and some will consider one year. How your income is assessed depends on how you trade: sole trader, partnership or limited company. The self-employed and contractor guides explain what lenders usually look at.

Can I get a mortgage with bad credit?

Sometimes. A CCJ, default, missed payments, an IVA or a debt management plan does not automatically rule you out. Lenders usually look at what it was, how much, how recent and whether it is settled. Some high-street lenders accept older, smaller, satisfied markers; specialist lenders look at more recent adverse credit, often at higher rates and lower loan-to-value. This is general information, not advice.

Will sending an enquiry affect my credit score?

No. Sending an enquiry through this website does not involve any credit search. If you later go on to speak to an adviser or apply, a lender may run a credit check: some use a soft search at the early stage, which is not visible to other lenders, and a full mortgage application normally involves a hard search, which is recorded on your file.

Are these tools and guides financial advice?

No. The guides are general information and the calculators produce illustrative figures only. They are not advice and not a personal recommendation. Speaking to a regulated adviser is a separate step.

Is Property Money Limited a regulated firm?

No. Property Money Limited (13139726) is a UK company. This website is a tools and enquiry site. It does not provide regulated advice.

What happens after I enquire or book a call?

We read what you sent, or you pick a time for a conversation. That is a discussion of your situation, not a product sale and not advice from this website. If you want to take it further, a conversation with a regulated adviser is a separate step.

Will you add me to a mailing list?

Only if you tick the optional marketing box. It is unticked by default. We still need your consent to use your details to reply to an enquiry.
